Traditionally,
a General Contractor or Licensed Professional Home Builder would
have a great deal of "hands on" performance in the
actual construction of a home. He/she, in most cases, was a
carpenter and did much of the framing, siding, windows, decks,
porches, trim, sheetrock, cabinetry, roofing, etc.
In some cases, GC's are notorious for utilizing the lowest code
acceptable grade of materials. With OBA homes you
control who does the work, cost of the work, and materials used.
In today's
world the General Contractor is merely a project coordinator with a network of
professionals who actually perform the work of their respective trades, i.e.
framers, carpenters, plumbers, electricians, roofers, painters, etc. The
General Contractor is responsible for getting a construction loan,
obtaining bids, building permits, delegating construction schedules, calling for inspections and, generally,
overseeing the construction process. He/She is ultimately responsible for the entire project
. You will be assuming this position through OBA's owner
builder program. It is imperative that you have a
complete understanding
of this responsibility.
OBA will show you how to perform these
management tasks yourself, but NOT BY YOURSELF. In doing so, you can capture the builder's profit in realized equity!
The bottom line is you can build your new home at wholesale
"cost to build" rather than paying full retail price!
